Renters Rights Act 2026

Effective 1 May 2026. Section 21 abolished — no more no-fault evictions. Rolling tenancies replace fixed terms — leave with 2 months notice. Rent increases: once/year, 2 months notice, challengeable at tribunal. No rent bidding. Max 1 month upfront. Deposit cap: 5 weeks rent. Pets: must consider fairly. Decent Homes Standard coming by 2035.
